About Bridger Land & Ranch

The Wasatch Back,
covered completely

The Wasatch Back runs from Park City east through Summit County and south through Wasatch County. Two counties, two MLS boards, and most portals only show you one. Bridger Land & Ranch pulls from both — so buyers see every available parcel, not just what one board happens to carry. We also carry For Sale By Owner listings from landowners who want to sell directly, without an agent. We're not a brokerage. We refer buyers and sellers to licensed local agents who know this specific stretch of Utah.

What this is

A portal, not a brokerage

Bridger Land & Ranch is a consumer real estate portal — the same category as Zillow or Realtor.com, but focused exclusively on land in the Wasatch Back.

We don't represent buyers or sellers. We don't earn a commission on any sale. We aggregate listing data from both the Park City MLS and the Wasatch Front Regional MLS, present it in a single unified search, and connect buyers and sellers with licensed local agents when they're ready to transact.

The reason this exists: the Wasatch Back spans two counties and two MLS boards. A parcel in Coalville might only appear on the Park City MLS. A lot in Heber Valley might only be on the Wasatch Front MLS. Most portals only pull from one — which means buyers miss listings. We pull from both.

We also carry For Sale By Owner listings from Wasatch Back landowners who want to sell directly. FSBO listings sit in their own section, clearly separate from MLS data — buyers always know which is which. Sellers list for $500 for 6 months, keep 100% of their sale price, and deal directly with buyers. We have no involvement in those transactions.

Both MLS boards, explained

The Wasatch Back has two governing MLS boards. Which one a listing appears on depends on who listed it and where the property sits. Here's what each covers.

Primary · Summit County
Park City MLS
Operated by the Park City Board of Realtors (PCBR). The dominant MLS for Summit County land. Most Promontory, Deer Valley, Hideout, Jeremy Ranch, and Coalville parcels list here. Some Wasatch County crossover near the county line.
Promontory Deer Valley Hideout Jeremy Ranch Park City Coalville Francis Kamas
Primary · Wasatch County
Wasatch Front Regional MLS
Operated by the Wasatch Front Regional Multiple Listing Service (WFRM). The dominant MLS for Wasatch County land. Covers Heber City, Midway, Tuhaye, and surrounding valley parcels. Also covers parts of Summit County.
