Why Ranch Land Here

The Wasatch Back Ranch Market

Summit and Wasatch County offer some of the most accessible ranch land in the Intermountain West — close to Salt Lake City and Park City, yet with the open space, water, and agricultural character that defines the working West. Heber Valley alone contains tens of thousands of acres of irrigated pasture, hay ground, and grazing range, much of it within 45 minutes of downtown Park City.

Ranch parcels in the Wasatch Back range from small horse properties of 5–20 acres to large working operations exceeding 500 acres. Many carry agricultural exemptions that significantly reduce annual property taxes, and water rights — both surface and adjudicated well rights — are frequently included in the purchase.

Agricultural Tax Exemption
Qualifying ranch parcels can reduce property taxes by 60–90% under Utah's ag exemption. Most working ranches in Summit and Wasatch County already carry this classification.
Water Rights Included
Many ranch parcels include adjudicated surface water rights, irrigation shares, or permitted well rights. Water is the critical due-diligence item on any ranch purchase in Utah.
Conservation Potential
Large ranch parcels with significant development potential may be candidates for conservation easements — generating substantial federal income tax deductions while preserving the land.
Where to Look

Ranch Land Corridors

Ranch land in the Wasatch Back clusters in distinct corridors, each with its own character, price range, and water situation.

Wasatch County
Heber Valley
The deepest concentration of irrigated ranch land in the region. Midway, Charleston, and Daniel townships offer hay ground, horse property, and large agricultural parcels with Provo River and irrigation canal water rights. High demand, limited supply.
Summit County
Kamas & Francis
The upper Provo River corridor east of Park City. Grazing and hay parcels with mountain views, some with Weber River tributaries. Gateway to the Uinta Mountains. Strong agricultural heritage with growing development pressure.
Summit County
Coalville & Echo
The Weber River valley north of I-80. Larger parcels, lower price per acre, and genuine agricultural use. Summit County's most traditional ranch country — cattle, hay, and dry-land farming at scale.
Wasatch County
Wallsburg & Daniel
Tucked south of Heber Valley, these areas offer smaller ranches and horse properties at more accessible price points. Scenic, quiet, and less well-known — a value corridor for buyers priced out of central Heber.

Due Diligence

What to Check Before You Buy

Ranch land due diligence is more involved than a typical residential purchase. These are the critical items for any agricultural parcel in the Wasatch Back.

Water Rights — Most Important Item
Confirm what water rights transfer with the parcel. Utah is a prior appropriation state — "first in time, first in right." Verify the priority date, water source, volume, and current use. Check with the Utah Division of Water Rights (waterrights.utah.gov) and have a water rights attorney review the title commitment.
Agricultural Exemption Status
Confirm the parcel's current ag exemption status with the county assessor before closing. If you plan to convert the use, budget for the rollback tax — up to 5 years of back taxes at market assessment rates.
Fencing, Access & Easements
Ranch parcels often have grazing leases, BLM permit dependencies, shared irrigation infrastructure, or access easements that affect how you can use the land. Review all encumbrances in the title commitment carefully.
Federal & State Tax Advantages
Ranch land is one of the most tax-efficient assets you can own.
