Insurance Partner

Grit Insurance Group

Grit Insurance Group is an independent insurance brokerage with a Park City office at 1245 Deer Valley Dr, Suite 300. They place coverage for both landowners and agricultural tenants — including land leasing, farm liability, premises liability, and environmental coverage specific to the split-responsibility nature of agricultural land transactions.

For Wasatch Back land buyers, the relevant coverage types are premises liability (protects you once you own the land), property coverage on improvements, loss of rental income if you're leasing the land out, and environmental liability if the land has had agricultural use. Grit understands land as a working asset, not just a property.

Get coverage before you close
Your liability as a landowner begins the moment you close on the property — not when you start building. A visitor injury, a neighboring property claim, or an environmental issue on land you own is your exposure. Contact Grit before closing so coverage is in place on day one.
What You Need to Cover

Coverage types for Wasatch Back land buyers

Most standard homeowner policies don't cover vacant land or agricultural property. You need coverage that specifically addresses what you're buying.

Premises Liability
Protects you from bodily injury and property damage claims from anyone who enters your land — visitors, contractors, hunters, trespassers. Essential from day one of ownership.
Farm Property Insurance
Covers buildings, fencing, irrigation systems, drainage infrastructure, and improvements on the property. If there are structures on the land, they need to be covered specifically.
Land Leasing Coverage
If you're leasing your land to a farming or grazing tenant, the split-responsibility between landowner and tenant creates coverage gaps that a standard farm policy doesn't address. Grit specializes in this.
Environmental Liability
If the land has had agricultural use — fertilizer application, pesticide use, chemical storage — you carry exposure for contamination even if a prior owner or tenant caused it. Environmental coverage closes that gap.
Loss of Rental Income
If you're leasing agricultural ground and a covered event or tenant default makes the land unusable or unproductive, this coverage replaces lost income during the affected period.
Recreational Lease Coverage
Hunting and recreational leases create specific liability exposure. Utah recreational use statutes don't protect landowners who charge a fee. If people are paying to use your land, you need liability coverage for that activity.
Buying land to build on?
Once construction starts, you need builder's risk insurance in addition to premises liability. Grit can place both — premises liability while the land is vacant, transitioning to builder's risk once construction begins, and then a permanent property policy when the structure is complete.
