For Land & Home Buyers
Mandi Henriod — Wise Home Lending
Mandi Henriod is a Branch Manager and Mortgage Broker at Wise Home Lending (ARBOR Financial) with over 28 years of mortgage experience. She specializes in investment property financing, DSCR loans, construction loans, and non-QM programs — the loan types most relevant to Wasatch Back land buyers who are purchasing to build or hold as an investment.
Land financing is more complex than a standard residential mortgage. Many conventional lenders don't finance raw land at all. Mandi's experience with investment property programs, bank statement loans, and asset-based lending gives Wasatch Back buyers more options than they'd find at a traditional bank.

Get pre-approved before you make an offer
Land financing moves faster than residential. Sellers of desirable Wasatch Back parcels — especially in Coalville and the Heber Valley where DOM is under 45 days — take buyers with pre-approval more seriously. Know your financing before you're competing for a parcel.
Loan Types for Land Buyers
Which loan fits your situation
Raw land, development lots, and investment parcels don't all finance the same way. Here's what applies to Wasatch Back buyers.
Investment Property Loans
If you're buying land as an investment — to hold, develop, or lease — investment property financing is your primary option. Terms differ from primary residence loans. DSCR programs may qualify based on projected or actual income from the property.
DSCR Loans
Debt Service Coverage Ratio loans qualify based on the property's income rather than your personal income. Useful for investors who have strong asset portfolios but complex tax situations that make traditional income documentation difficult.
Construction Loans
If you're buying a lot to build on, a construction loan finances both the land acquisition and the construction costs in one program. Draws are released as construction milestones are hit. Converts to a permanent mortgage at completion.
Jumbo Loans
Club community lots in Promontory and Deer Valley frequently exceed conventional loan limits. Jumbo financing covers higher-value purchases with competitive rates for buyers with strong credit and financial profiles.
Bank Statement Loans
Self-employed buyers and business owners whose tax returns understate their actual cash flow can qualify using 12–24 months of bank statements instead of traditional income documentation.
Asset-Based Lending
Qualify using liquid assets — investment accounts, retirement funds, savings — rather than income alone. Useful for high-net-worth buyers with substantial assets and complex income structures.
Land loans vs lot loans vs construction loans
Raw land loans (unimproved acreage) typically require larger down payments and higher rates than lot loans (platted, improved lots with utilities). Construction loans cover both land and build costs. The right program depends on what you're buying and what you plan to do with it — Mandi can walk you through which applies to your specific parcel.

Acquisition, Development & Construction Loans
One loan from dirt to doors.
For experienced builders and developers, a single facility covers land acquisition, lot development, and vertical construction, so you're not refinancing between phases. Up to 90% of project cost on entitled land with zoning in place. Terms up to 36 months.
New Construction Loans
Finance the vertical build.
If your lot is build-ready and your plans are approved, this finances the vertical build. It works for a single custom or spec home, or multiple homes under one loan in the same jurisdiction. Up to 90% of project cost and up to 75% of completed value. Terms up to 36 months.
Build-to-Rent Loans
Building to hold instead of sell?
Designed for developers of single-family rental communities, combining development and construction under one facility. Up to 90% of project cost and up to 75% of completed value. Terms up to 36 months, allowing time to lease up and stabilize.
Bridge Loans
Completed inventory, not yet sold or leased.
Homes finished, or nearly finished, but not yet sold or leased? Bridge financing on completed inventory frees up your capital for the next project. Up to 75% of value with terms up to 36 months. Multiple properties are allowed on one loan. Land-only parcels don't qualify.
Loan programs, amounts, and terms are offered by Rate and are subject to credit approval, underwriting, and program guidelines. Terms may change without notice. Contact Kurt directly to confirm what applies to your project.
