FSBO Land Sales in Utah: What You Can Do Yourself and Where You Need Help

Utah law lets you sell your own land without an agent. That's true. It doesn't mean you can do everything yourself โ€” and the parts you can't are where mistakes are expensive.

What you can legally do yourself

List and market your property. Utah law allows any owner to advertise and sell their own real estate without a license. You can list on FSBO platforms, put up signage, host showings, and negotiate directly.

Set your price and negotiate. Research comparable sales through public county records and active listings. Agree on price and terms without professional representation.

What you need professional help for

The purchase contract. Use a Utah real estate attorney. The standard REPC often needs addenda covering water rights, mineral rights, due diligence periods. Cost: $500โ€“$1,500.

"The contract is where FSBO transactions go wrong โ€” not because sellers are incompetent, but because legal documents have specific language that matters."

Title and closing. A title company is not optional. They perform the title search, issue title insurance, handle escrow and recording. Budget $1,500โ€“$3,000.

Water rights transfer. Must be documented correctly with the Utah Division of Water Rights. Rights that aren't properly transferred don't transfer.
