The Heber Valley Land Banking Thesis: Why Wasatch County Is the Smarter Play for 2025โ€“2030

Summit County gets the press. Wasatch County gets the appreciation. There's a reason experienced land investors keep ending up in Heber Valley.

The conventional Wasatch Back land banking thesis points east along I-80 โ€” Coalville, Francis, the Weber River corridor. It's a real thesis. But there's a parallel play that doesn't get enough attention: Wasatch County, where the fundamentals are stronger in almost every measurable category.

The numbers first

Wasatch County median price appreciation was 7.8% YoY through mid-2025 โ€” nearly double Summit County's 4.2%. Heber City alone posted 8.9%. Days on market in Heber City is 41 โ€” faster than anywhere else on the Back except Coalville.

The growth driver isn't speculation. Heber City is the fastest-growing city in Utah. People are actually moving there โ€” for jobs, for space, for the 28-minute commute to Park City.

The tax rate advantage

Wasatch County property tax rates are meaningfully lower than Summit County. On a $500K parcel, the annual difference might be $750โ€“$1,000. On a $2M home in a club community, the gap can exceed $4,000 per year. Over a 7-year hold, the cumulative savings can be $50,000โ€“$70,000.

"Wasatch County gives you Park City proximity at a meaningful discount โ€” in land prices, in taxes, and in carrying costs. That spread is the thesis."

The 2025โ€“2030 window

The southern valley โ€” Charleston, Daniel, Wallsburg โ€” is still early. The window closes when the discount to Park City prices narrows permanently. We're not there yet.

Bottom Line

Wasatch County: faster appreciation, lower tax rates, more land per dollar, stronger infrastructure. Run the numbers before you decide.
